Construction costs in South Africa vary widely depending on location, finish quality, and building type. This guide gives you realistic benchmarks so you can plan your budget before speaking to a contractor.

What Drives Construction Cost

Location

Labour and material delivery costs vary significantly between metros and rural areas. Cape Town and Johannesburg are typically 10–20% more expensive than other provinces. Remote sites with difficult access add further logistics costs.

Finish Quality

Economy finishes use entry-level tiles, standard fittings, and basic paint. Premium finishes involve imported tiles, custom joinery, high-spec bathrooms, and luxury kitchens. This alone can double the m² rate.

Foundation Type

A basic strip foundation adds R200–R400/m². A raft slab runs R600–R1,200/m². Difficult soil (expansive clay, fill, or high water table) can require engineered solutions that significantly increase cost.

Storey Height

Double-storey costs more per m² than single-storey due to structural requirements, scaffolding, and staircase construction. The saving comes from sharing the roof and foundation cost over more floor area.

Complexity

Simple rectangular plans are cheapest. Curved walls, feature roofs, large openings, and custom elements all increase cost. Every additional corner in a floor plan adds cost.

In addition to the construction cost, budget for the following professional fees:

How to Get an Accurate Quote

  1. Have at least sketch plans or a brief before approaching contractors — vague briefs produce vague quotes
  2. Get a minimum of three quotes from CIDB-registered contractors
  3. Ensure all quotes are on the same scope — ask each contractor what is and isn't included
  4. Ask for a bill of quantities (BOQ) breakdown, not just a lump sum
  5. Confirm what provisional sums are included for finishes (tiles, sanitaryware, etc.)
  6. Verify the contractor's CIDB registration at cidb.org.za before signing
